Transforming asset management at M. Montesclaros Enterprises with Octave Attune EAM

M. Montesclaros Enterprises Inc. (MMEI) is a diversified business group overseeing operations across various sectors, including agriculture, hospitality and large-scale infrastructure projects such as road and bridge construction. MMEI’s structure comprises five distinct business units, all overseen by the parent company, MM Holdings Inc. Each unit specializes in different sectors to ensure focused and efficient operations.

The company manages over 2,400 units of equipment ranging from heavy machinery to light accessories, which are crucial to the success of its infrastructure projects. To manage these assets efficiently, MMEI sought a solution to optimize its equipment utilization, reduce downtime and improve operational visibility.

Challenges and objectives

The team at MMEI sought to streamline asset management, reduce manual workloads and improve data accuracy to enhance operational efficiency. The company’s primary goal was to implement a digital solution that provided real-time data. This would optimize equipment availability and utilization, minimize the manual oversight of equipment requisition and dispatch, improve visibility across project sites, and track repair and maintenance costs more accurately.

Automation was also required to enhance preventive maintenance processes, reducing the risk of missed schedules and equipment breakdowns.

The solution

MMEI selected Attune EAM to meet its objectives, working with Octave to ensure a smooth deployment. Ten days of training enabled effective user adoption and system integration, focusing on key features such as automated dispatch and requisition processes, real-time equipment monitoring for instant status updates and scheduled preventive maintenance based on usage.

MMEI and Octave also worked together to implement billable units of measure (UoM) across all project areas, ensuring accurate cost accounting for every project. The aim was to thoroughly record and monitor all project activities, a critical step for effective project management and resolving issues promptly in the construction process.

The supportive implementation process has ensured a smooth transition for MMEI staff, who have found the system user-friendly and flexible.

They can configure fields, create KPIs and design processes that suit their operational needs, all while integrating with existing workflows.

Benefits

Attune EAM has significantly enhanced MMEI’s asset management. The ability to access real-time data has streamlined equipment tracking, maximizing utilization and ensuring assets are available when required. The automation of dispatch and requisition processes has reduced manual oversight, minimizing errors and improving efficiency. Enhanced communication through automated notifications has led to better collaboration between engineers and managers, further optimizing workflows.

Cost and revenue tracking through Attune EAM has been equally beneficial. The system’s real-time monitoring has improved the accuracy of financial reports, leading to better resource allocation and more accurate budgeting. Meanwhile, implementing automated preventive maintenance has reduced equipment breakdowns, extending asset lifespans and improving operational reliability.

As a result, MMEI has experienced reduced downtime and greater overall efficiency in its project management efforts.

Lessons learned

Despite the benefits a solution can bring, change often requires adjustments, which brings its own challenges. During the implementation process, MMEI had a short period of ten days of onsite training.

Afterwards, additional training, queries and system demonstrations took place virtually. For support with any issues arising from the implementation process, MMEI could turn to the Attune EAM Help Support Documentation and Octave University – both great resources for learning and exploring system functionality.

Looking ahead

MMEI’s adoption of Attune EAM has proven to be a transformative step in enhancing its operational efficiency. The organization is ready to harness the full power of digital asset management and plans to scale the use of Attune EAM efficiently across MMEI’s multiple business units in the future.
